Tips and Tricks for New Homeowners

New Homeowner Tips and Tricks

Are you a new homeowner? Did you recently just purchase a brand new house? Here are some tips and tricks that you should know or learn about your new home.

  1. Know your HVAC system. How many units do you have? Do you have air conditioning, a heat pump, mini-split, or a boiler? Do you have a humidifier or an electronic air cleaner? How old is your furnace and air conditioner? What are the efficiency ratings on your equipment? What kind of warranty does your HVAC system have?
  2. Change the air filters monthly. If you have a unit in the attic, this furnace’s filter also needs to be changed. A dirty filter is one of the main causes for an AC not cooling or a furnace not heating. A dirty air filter can cause damage to the unit and reduce the efficiency and life expectancy of the unit. Filters still need to be changed during the summer. If the filter is clogged will the AC is running, there is the chance of freezing your indoor coil.
  3. Have your system maintenance annually. The furnace and AC needs to be thoroughly cleaned and checked at least once a year. It is best to have the service done in the spring  or fall. This will help with life expectancy, maintaining your warranty on the unit (if there is still warranty on the unit), and efficiency.

  1. I really like how you mentioned that I should be changing out our HVAC filters out monthly. My wife and I just moved into a new place together and as newlyweds, we honestly do not know how to maintain our home. I just wanted to thank you for all the help in taking care of our air conditioner because we need to save as much money as possible! By changing out our filter, our HVAC should work more effectively and not take as much time to cool the home. Thanks again!

  2. Before even testing your heating system, make sure the air filters in your furnace are clean. When clogged with dirt, dust, and debris, filters can put added stress on your entire heating system. Operational efficiency may be reduced by as much as 15 percent, which means higher energy bills. Emptying and replacing filters on a regular basis can also remove the environmental allergens from the air before they reach people who suffer from asthma and allergies. According to most HVAC experts, air filters should be changed every two-to-three months in order to maintain optimal efficiency.

It is recommended to replace the filter monthly according to the manufacturer of the furnace (Goodman, Carrier, Rheem, etc.). Make sure to read your owners manual to make sure you are replacing the filter according to what the manufacturer recommends.
